Christmas is around the corner and I feel like our team are so ready to switch off their phones and spend time with their family.
How do you complain about being busy? You can’t.
But we all feel like it’s been a marathon and have finally entered the stadium and only the roar of “jingles bells” playing on the loud speaker is getting our legs to move toward the finish line.
This calendar year has been one of growth and determination to be better than we were the year before.
Not just in growing our rent roll, seeing more sold signs but being better as a team.
More cohesive, refining systems and overcoming the ever changing market place.
So many people say it’s a good time to be in real estate.
A hot market is hard.
If you don’t have property to sell or rent you go broke.
If you don’t work hard to adapt to the changing covid rules you struggle.
We pivoted to online auctions.
We sold property via virtual inspections.
We kept tight knit though we couldn’t be together during lock down.
A hot market also brings challenges to the team that those outside the real estate world don’t consider.
- Tenants have no where to live and the market rent is high and each property has multiple applications. So my girls struggle to reject tenants they would happily rent their own properties to, so they can house them. And all the time at the mercy of the landlords choice.
- Agents are putting buyers through the wringer with having them in bidding wars, having them race to exchange against other buyers and be outbid at auction time and time again.
- Managing the barrage of enquiry and have each buyer feel valued and that we are doing our best.
- The transactional nature of a hot market prevents those established relationships with owners and it all feels like it’s a smash and grab; sell you in a week type of deal.
It’s a pressure cooker and the human side of you wants everyone to have their happily ever after; not constantly having tough conversations.
It feels as though we have guns to the head of buyers and they don’t get time to breathe.
But an agent has to work for the owner to get the most favourable terms with the best price and it means often we are the paid villain.
It doesn’t sit well with our empathetic, compassionate natured girls that don’t want to break hearts.
But we are employed to have a 100% loyalty to the owner and take their instructions.
We have fared very well.
We grew our rent roll by 30% as land lords entrusted us with their homes.
We sold 24 properties under the hammer
We sold 145 properties in total.
We sold $125 million dollars of real estate.
We broke records.
We became the number 1 agency in Batemans Bay.
We won the Best small agency in NSW chosen by the Real Estate Institute.
We closed 2020 with a team of 6
This year we draw to a close with a team of 11.
Eleven beautiful local women that come to work every day and support each other with love and laughter.
